Situation:
The building and land are located at Penare Farm, St. Allen, as shown on the attached Field and Location Plans.

Description:
The land comprises a single parcel extending in all to approximately 8.29 Acres (3.36 Ha).

The land is available immediately for Grazing by Horses and Ponies.

The land is arranged over a single main field enclosure. A timber frame and timber clad construction stable / field shelter type building is present in the south eastern corner of the land, indicated with a + on the attached Field Plan.

All of the land is stock fenced with sheep netting and two strands of barbed wire.

Water is connected to the building and to the land by means of galvanised drinking troughs. The associated water usage costs will be included as part of the Tenancy Agreement by the Landlord.

The southern portion of Field No. 3682 is mainly steeply sloping, with more level areas to the northern portion of the field.

Viewing is recommended.

NOTE : The land has been grazed for the duration of the winter, and is now vacant.

Access:
The land and building enjoy good access from the main entrance to the farmyard complex, over a hard surfaced stone track. This is the only means of access and is likely only suitable for 4×4 type vehicles.

Application and Tender Form:
The highest or any other tender will not necessarily be accepted, entirely at the Licensors’ discretion.

Tenancy:
The land and building will be subject to a Common Law Tenancy for Grazing by Horses and Ponies.

The initial Term will be for 12 months, but a longer term of occupation is envisaged.

The Tenant will carry appropriate insurance for liability for all injury or damage to third parties caused by the horses whether on or off the Land.

Guide Price:

A maximum number of 6 horses will be permitted on the land.

The guide price is £1,800 per quarter payable in advance.

No reduction in Rent shall be offered for less horses than the maximum number permitted.
