The land is located at Penare Farm, St. Allen, as shown on the attached Field and Location Plans.
The attached Schedule shows the acreage of the respective land, extending in all to approximately 19.28 acres (7.80 Ha).
The land is available on a Licence for Mowing to commence from 28th April 2023, with a vacation date of 30th September 2023. It is envisaged that similar licence/s could be offered in future years, but no guarantees can be given at this stage.
Gated access to the land directly from the main road is present.
Fertiliser Use (NITRATE VULERABLE ZONE):
The grass has not been fertilised by the Licensor.
The Licensee will be permitted to apply compound fertiliser to the land.
The land falls within a Nitrate Vulnerable Zone, the conditions of which must be complied with. NVZ regulations can be reviewed on the www.gov.uk website.
Details of fertiliser to be applied must be declared on the tender form.
Basic Payment Scheme & Environmental Stewardship:
The Licence for Mowing is on the basis that the Licensor will submit their own claim under the Basic Payment Scheme.
For the sake of complete clarity, the Licensee will not be entitled to any payment under the Basic Payment Scheme and will indemnify the owner for any breaches that may result in deductions to payments under the Scheme due to his actions.
The land is NOT within any Environmental Stewardship Schemes.
Viewing may take place at any reasonable time during daylight hours only, up until the tender deadline.
Please take a copy of these Particulars with you, and respect the usual Countryside Code.
Please leave gates as you find them and take care when viewing.
Vehicles should not be taken onto the grass for viewings, and therefore viewing should take place on foot only.
Parking shall be within the gateway area of the land, as illustrated with a + as marked on the attached Field Plan.
The Land will be subject to a Licence for Mowing, with payment for the full Term due in full, in advance, plus Agent’s Commission of 5% + VAT (subject to a minimum commission charge of £125 + VAT).
The Term will be from 28th April 2023 through to 30th September 2023.
The Licensee will insure his own crops and carry adequate third party liability insurance.
Multiple cuts will be permitted.
Application and Tender Form:
The highest or any other tender will not necessarily be accepted, entirely at the Licensor’s discretion.
Tenders must be submitted to the Agents using the attached tender form only.
