Situation:
The land is located at Lower Manhay Farm, Manhay, as shown on the attached Field and Location Plans.

Description:
The attached Schedule shows the acreage of the respective land, extending in all to approximately 86.93 acres (35.18 Ha) which does include some areas of scrub.

The land is available on a Licence for Grazing and/or Mowing to commence from 12th May 2023, with a vacation date of 31st October 2023. It is envisaged that similar licence/s could be offered in future years, with an earlier start date, but no guarantees can be given at this stage.

The land is generally well fenced and watered, with areas of scrub, and viewing is considered essential in order to properly formulate tenders.

Access:
The land is accessed from the main entrance to the farmyard complex, together with a separate gated access into the northern-most field in the parcel.

Loading:
The Licensor will allow use of a yard area for loading purposes only when stock are being moved to and from the holding, and by prior arrangement with the Licensor.

Fertiliser:
The use of chemical fertiliser is not permitted.

However, the Licensor will be permitted to spread slurry or dung.


Basic Payment Scheme & Environmental Stewardship:
The Licence for Grazing and/or Mowing is on the basis that the Licensor will submit their own claim under the Basic Payment Scheme.

For the sake of complete clarity, the Licensee will not be entitled to any payment under the Basic Payment Scheme and will indemnify the owner for any breaches that may result in deductions to payments under the Scheme due to his actions.

The land is NOT within any Environmental Stewardship Schemes.

Buildings:
Separate to the proposed Licence for Grazing and/or Mowing, the Licensor may be also prepared to let some buildings for overwintering animals, or bale storage, etc. If this would be of interest, please declare your interest when tendering for the grass.

Viewing:
Viewing may take place at any reasonable time during daylight hours only, up until the tender deadline.
Please take a copy of these Particulars with you, and respect the usual Countryside Code.
Please leave gates as you find them and take care when viewing.
Vehicles may be taken onto the grass for viewings if required, at your own risk.

Mine Shaft:
There is an open mine shaft located within OS 0462, the approximate location of which is identified on the attached Field Plan. Please exercise due caution in the vicinity of the shaft.

Parking:
If viewing on foot, parking shall be within the lower farmyard area at Lower Manhay Farm.

Please do not block any access routes or gateways.

Licence:
The Land will be subject to a Licence for Grazing and/or Mowing, with payment for the full Term due in full, in advance, plus Agent’s Commission of 5% + VAT.

The Term will be from 12th May 2023 through to 31st October 2023.

The Licensee will insure his own crops and carry adequate third party liability insurance.

Application and Tender Form:
The highest or any other tender will not necessarily be accepted, entirely at the Licensor’s discretion.

Tenders must be submitted to the Agents using the attached tender form only.
