55.30 Acres of Mowing Grass at Pollingarrow Farm, St Kew (just off the A39 near Wadebridge)
Situation:
The two adjacent lots of mowing grass are located at Pollingarrow Farm, St Kew, Bodmin, Cornwall, PL30 3EJ as shown on the attached Location Plan.
The land is approximately 3 miles to the north east of Wadebridge, and approx. 0.7 miles from the A39 public highway.
Descriptions:
The attached Schedule shows the acreage of the respective lots, extending in all to approximately 55.30 acres.
Both of the Lots are available for multiple cuts of silage or hay with the Licences to run from 1st March 2025 to 31st September 2025.
LOT 1 is shown edged in RED on the attached plans, approx. 24.08 Acres.
LOT 2 is shown edged in BLUE on the attached plans, approx. 31.22 Acres.
The land parcels will be grazed by sheep until the end of February 2025.
Each Lot consists of two productive and well-proportioned pasture field parcels. The land is in good heart and viewing is highly recommended.
PLEASE NOTE
Purchasers of grass will be required to supply and apply their own fertiliser prior to each cut.
Stewardship Schemes & Sustainable Farming Incentives:
For the sake of complete clarity, the Licensee will not be entitled to any payments under the Basic Payment Scheme or Delinked Payments, nor any Stewardship Schemes or Sustainable Farming Incentives.
Access:
Both of the Lots enjoy road access direct from the Council highway.
Viewing:
Viewing may take place at any reasonable time.
Please take a copy of these Particulars with you, and respect the usual Countryside Code.
Sheep will be grazing, and so please leave gates as you find them and take due care when viewing.
Viewing must be ON FOOT ONLY with no vehicles to be brought onto the land until the Licence commencement date.
Licence(s):
Each Lot will be subject to a Licence for Mowing Only, with payment for the full Term due in full, in advance, plus Agent’s Commission of 5% + VAT.
The successful Purchaser/s of the grass will be required to pay 50% of the total payment within 2 weeks of the Tender deadline as a non-refundable deposit. The remaining balance will be payable by 31st January 2025.

The highest or any other tender will not necessarily be accepted, entirely at the Licensor’s discretion.
