Particulars of land for cropping at Land at Higher Trevance Farm, St Issey, Wadebridge, Cornwall

28.12 acres (11.380 ha) or thereabouts

Situation:

The Land consists of five fields located at Higher Trevance Farm, St Issey, Wadebridge, Cornwall, as shown on the attached Field and Location Plans.

Description:

The attached Schedule shows the acreage of each of the fields, extending in all to approximately 28.12 acres (11.380 ha). The fields are well-proportioned with a gentle southerly aspect and are classified as Grade 3 on the Agricultural Land Classification Maps for the area (magic.defra.gov.uk).

The land will be in corn arrish at commencement, following a crop of spring barley.

Basic Payment Scheme:

The Licence for cropping is on the basis that the Licensor will submit their own claim under the Basic Payment Scheme.

For the sake of complete clarity, the Licensee will not be entitled to any payment under the Basic Payment Scheme and will indemnify the owner for any breaches that may result in deductions to payments under the Scheme due to his actions.

Access:

The attached Field and Location plans show the location of the land, which can be accessed from the lane to the north, with the primary access being to the south of the Land through the village itself. Access demonstrated with blue arrows on the attached Field plan.

Application and Tender Form:

The highest or any other tender will not necessarily be accepted, entirely at the Licensor’s discretion.

Tenders must be submitted to the Agents by 12 noon on Friday 16th September 2022 using the attached tender form only.

Licence:

The Land will be subject to a Cropping Licence with 50% payment due at commencement, followed by the remaining 50% payment due immediately after harvest. In addition, there will be a contribution to Agent’s Fees of £175 + VAT for the preparation of the Licence, due at commencement.

The Licence will commence 29th September 2022 and run through to 28th September 2023.

The Licensee will carry adequate third party liability insurance.
