Situation:

The land is located at Lower Lanner, Kea as shown on the attached Field and Location Plans.

Description:

The Land extends in all to approximately 13.786 acres (5.578 hectares) and is arranged over two field parcels.

The land is available on a Licence for Mowing for ONE CUT ONLY which shall commence upon the Agent’s receipt of the Licence Fee and signed Licence agreement, with a vacation date of 31st August 2025.

The Land is down to a SAM3 Herbal Ley mix under a Sustainable Farming Incentive (SFI) agreement. This was established in August 2023 following a crop of Spring Barley and was then left to rest un-cut for the 2024 season.

Viewing is considered essential in order to properly formulate tenders.

No grazing is allowed.

Access:

The land is accessed directly from the public highway.

Fertiliser:

The land is contained within a Sustainable Farming Incentive agreement under the SAM3 option and as such no fertiliser has been spread and none will be permitted to be spread by any prospective Licensees.

Viewing:

Viewing may take place at any time during reasonable daylight hours.
