Unit 2, North Yard, Nancemere is a timber clad building with an electric roller shutter door. The Unit has a pitched corrugated cement/asbestos sheet roof and concrete floor providing approx. 586 square feet (54 sq. m.) of versatile workshop / storage space, comprising: -
MAIN WORKSHOP / STORE AREA: extending to approximately 432 square feet (40 sq. m.) internally with a space measuring 30' x 14'5". The workshop is finished with a concrete floor and timber board cladding to the walls. There are electric lights and sockets. Access is via a an electric roller shutter door providing an entry 13'3" wide x 9'2" high (4.04 m wide x 2.79 m high).

OUTSIDE: Unit 2, North Yard, is accessed via a surfaced yard leading from the public highway that is shared with adjacent units. Unit 2 allows vehicle access direct to the Unit for loading-only purposes. There is a separate parking area approximately 35 yards from the Unit. There is also a separate shared WC building approximatley 90 yards from the Unit.
Terms are negotiable but generally as below:-
Landlord to insure and maintain the structure of the building and parking area. Tenant to be responsible for their own internal repairs and to insure their contents. Rent payable Monthly in advance. Initial agreement length to be 12 months, then rolling with a three month notice period to terminate.
The Premises are available at a rent of £425 per calendar month, payable monthly in advance. Not subject to VAT.
A Damage/Security Deposit of £425 will be payable prior to commencement of the lease. This will be returned to the Tenant following the end of the lease, subject to conditions.
The successful Tenant will be required to contribute £180 + VAT Chartered Surveyors' fee totalling £216.
Mains single phase electricity via a private sub meter, payable to the Landlord at the prevailing rate.

Drainage from the sink is to a septic tank, this will be repaired by the Landlord. No charge for drainage.
