The Property
The current Licensees are retiring after an incredibly successful 30 years, meaning that the opportunity has now arisen for a new Licensee to taken on Treyarnon Bay Stores from Spring 2023. Trading may commence from 29th March 2023.

The site owners are now inviting offers from prospective Licensees for the opportunity to take on and operate the Stores independently, subject to the Licence Terms and Conditions. Please see the attached download PDF documents which comprise a Site Plan, together with a Sample Licence that has been prepared by the Licensor's Solicitors.

In addition, the outgoing Licensees have collated a list of Fixtures and Fittings so as to provide the incoming Licensee with the opportunity to purchase any such items as they may require. There will be no obligation to do so, and the list is provided for the benefit of interested parties only.

As illustrated on the attached Plan, the Premises include: -

• The main Shop Store Retail Unit;
• An adjacent container for storage use only;
• An area of hardstanding in front of the Retail Unit, extending to 15 metres x 5 metres offering further retail space;
• AND allocated parking for 2 vehicles for exclusive use by the Licensee and/or their staff.

We are advised that mains water and mains electricity are connected to the premises.
There are no WC facilities within the Licensed premises, however the Licensee will have the use of a WC provided by the Licensors. Lodge & Thomas have not tested any of the service installations and applicants must satisfy themselves independently as to the state and condition of such items.

The Treyarnon Bay Stores are offered by way of a Licence to Occupy. A sample of the proposed agreement that has been prepared by the Licensor's Solicitors is available to download from this site.

Licence Fee
Offers in the region of £10k are invited in relation to the annual Licence Fee payable to occupy and operate the site for the Licence Period. Please refer to the sample Licence agreement that is available to download from this site.

We are advised that the Licence Fee will be subject to VAT in addition, payable by the Licensee.

Legal & Surveyors' Costs
A contribution to costs, to be confirmed / subject to overall negotiations.

References / Deposits
Financial and accountancy references MAY be sought from any prospective licensee prior to agreement. Prospective licensees may be required to provide a security deposit subject to the owners' discretion.
