The Property
The building is a concrete block-built building with a pitched cement fibre roof. The Workshop extends to 124 sq. m. internally, sub-divided internally with mezzanine. A number of UPVC double glazed windows have been installed. The building has an electricity and water supply, electric lighting, sockets, and internet connection. The building has use of a hard surfaced parking area. OUTSIDE From the public highway a hard surfaced yard leads to the parking area, and steps lead to the main storage room.

Letting Information
TERMS Terms are negotiable but generally as below:- Landlord to insure and maintain the structure of the building and roof. Tenant to be responsible for their own internal repairs and to insure their contents. Rent payable Monthly in advance. Initial agreement length of 6 or 12 months, but a long term tenant is sought. RENT The Premises are available by way of a Agreement at a rent of £450 per calendar month, payable monthly in advance. DAMAGE DEPOSIT A Damage Deposit of £450 will be payable prior to commencement of the lease. This will be returned to the Tenant following the end of the lease, subject to conditions. SERVICES It is understood that metered mains electricity and water supplies, and a private drainage system, are connected to the property, as well as broadband services, however these services have not been tested by the Agents. Interested parties should make their own enquiries. There will be no charges for water or drainage. If a telephone service is utilised, the Tenant will be responsible for bills. Electricity use will be metered privately, and charges due direct to the Landlord. VAT All figures quoted are EXCLUSIVE of VAT if applicable.
