Situation
The land is situated on the very outskirts of Bodwen, a small hamlet just two miles from the A30 and just ½ a mile from the A391 to St Austell. The villages of Bugle, Roche, Stenalees, Luxulyan and Lanivet are all within easy reach whilst Bodmin and St Austell are 5 and 6 miles distant respectively.

The Land
The land comprises a single level enclosure with a vehicular gateway accessed directly off the Council road. A hard-standing driveway extends along the majority of the northern boundary and bypasses a static caravan which has been in situ since 2006. This has a mains water and electricity connection as well as a private drainage system, though it has not been used as a residence for many years nor has any planning permission been granted for its stationing on the site. There is a feed/tack room and the remains of further concrete block outbuildings. The paddock is laid to grass and has been used by the family for horse grazing but is no longer in use.
