THE PROPERTY

Penlaurel House comprises a detached predominantly stone built cottage style farmhouse with four bedrooms on two floors with potential for the accommodation to provide a separate annexe for dependent relative. The entrance hall, to the rear of the farmhouse, is approached from an enclosed garden with gravelled courtyard, and leads to an inner hall with shower room, a light and bright double aspect sitting and dining room with patio doors and view over the garden. There is an open arch between the dining area and the well-appointed kitchen with fitted appliances. From the entrance hall a stable door leads to a very useful large laundry/utility and boot room of good size.

The turned staircase in the hall leads up to the three principle bedrooms and a "jack and jill" bathroom/wc, and from the half landing off the staircase there are stairs down to bedroom 4, with its own en-suite shower room and entrance to the garden. The main bedroom has sliding patio doors to a sunny open balcony, from which one is able to take full advantage of the open views. Beneath the balcony there is a covered parking area.

The formal garden is laid to lawn, for easy maintenance, with Cornish hedges and there is a gravelled courtyard with on one side, a former double garage now comprising a workshop and a studio/office with loft storage over. To the rear of this building there is a secluded paved patio with a hot tub.

The wide concrete drive leads to a parking area with space for a good number of vehicles and then continues on past the outbuildings comprising stabling with five loose boxes, feedstore, covered trailer park and steel container/tack room. The drive then leads on to an elevated turning and parking area with good gated entrances to the fields. To the side of the drive there is a 60m x 20m arena with post and rail fencing, drainage and a sand and rubber mix surface.

Between the sand school and the parking area, a path and decked area leads to a very attractive private and quiet area with landscaped garden containing fish ponds and paved terraces. Below the fish pond a separate path leads to a small concrete yard with further stabling and an attached open fronted implement shed/field shelter in one of the fields. The land is mainly level, down to pasture with good Cornish hedges and divided by post and rail or electric fencing into grazing paddocks. The land is comprised within conveniently shaped easily worked fields with good gated entrances.
