Vorvas is an attractive, quiet rural hamlet comprising similar type stone built properties, conveniently situated between the villages of Halsetown, Lelant and Carbis Bay, and only 2 miles from the popular tourist resort and harbour town of St. Ives. The property is situated within an Area of Great Landscape Value.

The barn originally formed part of Vorvas Farm, which now comprises several independently owned residences and is situated close to lovely walking and riding out in the area with open moorland and the famous landmark Knills Steeple.

The property is less than 1 mile from Halsetown, which has a large camp site and the Halsetown Inn public house, and 1 mile from the seaside resort of Carbis Bay, to the east of St. Ives, with its lovely sandy beach and good local amenities. St. Ives has a superb range of cafes and restaurants along its narrow cobbled streets, shops and art galleries including the National Tate St. Ives Art Gallery, sports and leisure facilities, schools, harbour and beach etc. There is a good bus service in the area and a train line to Penzance, which has further amenities and services including schools, hospital, supermarkets, restaurants, shops, ferry and helicopter (from May) links to the Isles of Scilly.

Vorvas Barn is approached from the Council maintained country lane over a stone surfaced drive which leads to a large grass parking and turning area with access to the garage, outbuildings, rear garden and land and the courtyard to the front of the property.

There are a range of useful stone outbuildings ideal for hobbies, storage or with potential for conversion into ancillary accommodation if required and subject to appropriate planning consents etc. There is a former piggery ideal for poultry etc and a greenhouse in the garden together with a large ornamental stocked fish pond.

The rear garden is terraced providing lawned areas with shrubs and bushes, the original well pump, and former vegetable plot although now overgrown, water tank, wooden shed and access to the adjoining pasture paddock.

The field has a south easterly aspect and is bound by Cornish hedges with trees along the western boundary. From the top of the field there are superb far reaching views over the surrounding countryside and towards Knills Steeple.

The property comprises a former two storey stone barn with attached single storey barn, which would have been part of the farmstead probably originally housing cattle with a hay loft over. The property was converted and extended in the 1970's and offers flexible accommodation with spacious rooms. The property could be sub-divided to provide an annexe or separate living accommodation for dependent relatives if required and subject to any appropriate planning permission.

To the front of the property is a concrete courtyard ideal for sitting out and catching the morning sunshine. From the property there are some lovely far reaching views towards West Penwith and East Cornwall on a clear day.
