SITUATION

Tre-Col-Yon is situated in an attractive semi-rural setting on the edge of the village of Leedstown which has a well regarded primary school, Post Office/shop and pub. The village is conveniently situated for easy access to the stunning north and south coastlines of the County and is within easy commuting distance of the main shopping and employment centres in the area including the large conurbation of Camborne and Redruth, the ancient market town of Helston and the popular tourist resort and harbour town of Hayle with its out of town retail park inc. Marks & Spencer, Next and Boots etc.

The village is within 20 minutes' drive of Penzance, with its regular ferry services to the Isles of Scilly. The University Campus at Tremough, Penryn is about 14 miles away and the harbour town of Falmouth with its excellent maritime facilities is 16 miles away. The City of Truro is about 20 miles distant, and has a large shopping centre and is the administration centre for Cornwall with private and state schools, college, hospitals, leisure and entertainment centres, two golf courses, sports clubs and a mainline railway station on the Penzance to London Paddington line.

THE PROPERTY

Whilst the property has some frontage to the B3302 road which leads to Hayle or Helston, the entrance is set back over a private stone surfaced lane which leads to a nearby farm. Surrounded by walls, fences or dense shrub and tree lined hedges, the property is not overlooked and enjoys a private setting.

The property offers well proportioned and comfortable accommodation with potential for extension into the integral garage or adding to the existing bungalow. An entrance lobby leads into a spacious hallway with wooden parquet floor. The sitting or dining room has an open fireplace as does the lounge, through which the pentagonal shape conservatory is accessed.

Aside from the bathroom, and the separate toilet, both bedrooms have hand wash basins. The kitchen which contains an oil fired Aga for cooking and providing some of the hot water is well fitted with units and has a useful walk-in shelved pantry/larder. There is a second front entrance via a porch which contains a useful two compartment wooden lidded concrete bin for coal or firewood storage or could be adapted as a utility room.

Within the good size gardens is a concrete block built garden shed, another wooden garden shed, former glasshouse base, oil tank for the Aga and water stand pipe etc.

Note: the bungalow was built in 1956 of concrete block cavity walls which are rough cement rendered and white painted externally and the roof is clad with interlocking concrete tiles. Rainwater goods are the original iron gutters and downpipes and the electrics were renewed in 2012. Three windows and one door were replaced in 2017 (FENSA accredited). A new electrical distribution board, earthing and bonding upgrade together with various other electrical works were carried out in 2012 (electrician's report available).

The Aga in the kitchen has been serviced annually, the last being in November 2017. A "mundic" survey carried out by Stimson & Tieken Chartered Surveyors of St Just, Penzance dated 9th April 2018, concludes that the samples taken from the walls of the bungalow have produced an overall classification A1 and therefore the property is considered to be suitable for standard purchase/mortgage purposes.
