SITUATION

The Old Sunday School is situated in the centre of the village of Carnkie, to the south of the road passing through and is approached over a shared stone access lane. The village is centrally located with easy access to several of the major towns including the large conurbation of Redruth and Camborne, the ancient market town of Helston, Penryn which is home to the Combined University of Cornwall campus at Tremough and the popular harbour town of Falmouth. The village is surrounded by rolling countryside and is closely situated to the popular Stithians Lake with its water sports centre.

THE PROPERTY

The substantial former Sunday School is of granite stone construction under a slate roof and has planning permission approved for conversion into a dwelling and studio under application PA98H0039/F which has a material start. This permission was amended in July 2004 to provide for a dwelling only under application PA98/H0039/AMD1.

The property is accessed over an unmade lane past the Carnkie Methodist Church with a gated entrance and low granite stone wall leading into a courtyard to the front of the school and the trap house. The courtyard contains the new sewage treatment system. The Carnkie Methodist Church is also in the process of being converted into a residence. 

The original planning permission provides for sympathetic conversion with accommodation briefly comprising: entrance porch, ground floor bedroom and cloakroom/wc with the main hall used for the open plan kitchen, living and dining room area with a spiral staircase leading to a mezzanine floor second bedroom, bathroom and dressing room.

Various works have been carried out including new windows, electrics, water connected etc. The property is however only partly renovated and requires completion.

A side door leads in to the Trap House (23'7'' reducing to 20'4'' x 14'3'') which is dual aspect room with wood frame double glazed windows to the front and rear, water and electricity connected, door to the cloakroom/wc in the main Sunday School.

A feature pair of double wooden doors with opaque glass lead in to the main Sunday School (32' x 19'9''), wooden floor throughout, two tall elegant feature windows on either side, electric panel consumer unit by door.
