SITUATION

The property is situated on the outskirts of the village of Gweek, in an Area of Great Landscape Value, at the head of the Helford River, which is an Area of Outstanding Natural Beauty and Site of Special Scientific Interest, close to picturesque creeks and spectacular stretches of coastline. Gweek is a thriving village which has been a port since the Roman times and has an active community with Premier Store/Post Office, The Black Swan Inn and Restaurant, a village hall/reading room, Church, boat yard and the Cornish Seal Sanctuary. There are many beautiful walks to be enjoyed within the immediate area and along the South West Coast Path from the Helford River towards Falmouth, or east and then south towards the Lizard Village, the most southerly point on the UK mainland, approx. 11 miles distant.

There is excellent sailing on the picturesque Helford River with its sheltered creeks and the area is highly favoured by water sports enthusiasts with access to the sailing waters of the Falmouth Bay, the River Fal and the Carrick Roads all close at hand. There are golf courses at Budock Vean, Mullion and Falmouth and the nearby villages of Constantine and Mawgan have further local amenities and primary schools with a primary school also at Boskenwyn only 1 mile distant.

The ancient market town of Helston has two large supermarkets, schools, shops, health, leisure and business services. The University Campus at Tremough, Penryn, forms part of the Combined University of Cornwall and the popular harbour town of Falmouth with its excellent maritime facilities are both within easy commuting distance. The City of Truro is the administration centre for Cornwall and provides an excellent range of schools, college, hospitals, retail and business facilities, leisure and sports clubs together with a mainline railway station with services to London Paddington.

THE PROPERTY

The Marne is a superbly situated rural property set in attractive countryside on the outskirts of the village. The property comprises a detached brick built farmhouse under a slate roof, constructed we understand in the early 1900's, with open concrete yard and useful farm buildings, stable barn, sand school and four conveniently shaped pasture fields, the whole extending to just over 16 acres.

A shared drive gives easy vehicular access to the farmhouse and buildings where there is ample parking. From all parts of the property including the main accommodation in the farmhouse there are outstanding rural views with the farmhouse also enjoying a sunny southerly aspect.

The farmhouse has three separate reception rooms of good size, a kitchen/breakfast room with Rangemaster stove, useful laundry/utility room with wc and at first floor level there are three double bedrooms, one with an en-suite shower room and a family bathroom with shower.

There are formal gardens to the front and rear down to grass with mixed shrubs and plants and an adjoining paddock/orchard with a two bedroom mobile home which in the past was used as additional accommodation to the farmhouse.

There is an open concrete yard flanked on the lower side by an excellent range of farm buildings including "American" barn style stabling with 8 concrete block built loose boxes and a separate large workshop/store together with tack room, feed store and space for machinery etc.

The land is in good heart comprising four gently sloping easily worked pasture fields from which there are far reaching views across the surrounding countryside and which are ideal for hobby farming, livestock or equestrian use etc.
