SITUATION

Great Drym Farm is situated in attractive rolling countryside approximately 2 miles from the popular villages of Leedstown and Praze-an-Beeble with both villages having good local amenities. Praze-an-Beeble has a doctor's surgery, local store and Post Office, hair dressers, fish and chip shop, bakery, pub, primary school and MOT garage. The farm is situated in a quiet rural location yet easily accessible to the main towns in the area as well as both the north and south coasts.

The property is well located for the large conurbations of Camborne and Redruth (5 and 9 miles respectively), Hayle to the north west (5 miles) and Helston to the south (6 miles) with an excellent range of shops, supermarkets and education facilities. The beautiful sandy beaches at Praa Sands on the south coast and Gwithian Towans on the north coast are both about 8 miles away and there are many country lanes, tracks and paths in the area ideal for walking, cycling or riding out.

The University campus at Tremough, Penryn, and the harbour town of Falmouth are both within half an hour's commuting distance. The harbour town of Penzance with its regular ferry service to the Isles of Scilly is 11 miles distant and the tourist resort of St. Ives, famous for its many art galleries, craft shops and pottery studios including the Tate St. Ives, is 10 miles distant.

There is a large out of town shopping centre on the outskirts of Hayle with a Marks & Spencer, Boots and Next. There are hospitals at Hayle, Penzance and Truro, the latter being the administration centre for Cornwall about 20 miles distant with a superb shopping centre.

THE PROPERTY

An all too rare opportunity to acquire a private, superbly situated 16¾ acre smallholding with two individual detached 3 bedroom dwellings of character, ideal for a large family with dependent relatives or a purchaser looking for a home with additional income from potential lettings etc.

The extensive range of farm buildings were almost entirely constructed in the 1970's specifically for egg production, originally containing battery hen cages but now adapted for poultry rearing.

The property sits within a ring fence with mature Cornish hedge boundaries and hedgerow trees and has long frontage to the minor Council road. The property is bordered by agricultural land to the side and rear. The Farmhouse and The Lodge are set well back from the road in a private setting, albeit close to each other, but otherwise well away from any immediate neighbours and enjoy a lovely sheltered location.

THE FARMHOUSE

The farmhouse at Great Drym Farm is a traditional Cornish 3 bedroom farmhouse approached from the minor Council roadway over a tarmacadam surfaced drive through a gateway with granite posts and wooden gate leading to a large parking and turning area.

The original farmhouse is two storey and of traditional stone construction with a multi pitch roof surfaced with concrete tiles and incorporating two red brick chimney stacks. A later rear extension is constructed of concrete block cavity walls with a flat roof. The majority of the windows are either aluminium frame double glazed or UPVC double glazed with some secondary glazing.
