A very desirable Grade II listed 5 bedroom farmhouse requiring sympathetic refurbishment and improvement with well-proportioned and versatile accommodation of considerable charm and character. The farmhouse retains many original features and although dated is perfectly liveable.

The former farm buildings, constructed pre 1900, were converted and extended in the early 1960's to provide additional accommodation for the "farmhouse bed & breakfast" and then in the early 1970's, the annexe was converted into three separate flats, now requiring modernisation.

Situated within ¾ of an acre of grounds, in attractive undulating countryside in a renowned agricultural district only a few miles from the South Cornish Coast.

THE PROPERTY

The farmhouse requires updating but offers spacious family accommodation and will be of particular interest to those prospective purchasers looking for a sizeable country home which they can alter and improve to their own satisfaction and specification subject to any appropriate planning permissions and consents etc

The farmhouse now known as Gear Hooper, was originally Tregear Farm, and the vendors wish to retain the name of the farm. The property has therefore been renamed after the medieval settlement first recorded in 1356. The house and converted barns are approached over an attractive gated entrance drive with access leading to the formal gardens. The farmhouse is Grade II listed and circa mid 17th Century with alterations and additions of late 17th Century, late 19th Century and some 20th Century. The listing refers to the property being built of rendered stone rubble with slate roof and crested ridge tiles. Further information available from the selling agents.

The single storey farm buildings now comprising three flats were converted by our clients' parents as an extension to the then established farmhouse bed and breakfast business which the family ran in conjunction with the farm. The owners' great grandfather acquired the property in 1912 and the property has been in the family's ownership for over 100 years. The farmhouse and converted barns all require refurbishment and improvement and provide an exciting renovation project with potential for an outstanding historic country house with income potential, in a sought after rural location
